 Rental Applicants and Residents

We are dedicated to protecting the privacy of your personal information, including your Social Security Number and other identifying or sensitive personal information. Our policy and procedures are designed to help ensure that your information is kept secure, and we work to follow all federal and state laws regarding the protection of your personal information. While no one can guarantee against identity theft or the misuse of personal information, protecting the information you provide us is a high priority to our company and staff. If you ever have concerns about this issue, please feel free to share them with us.


How personal information is collected.
You will be asked to furnish some of your personal information when you apply to rent from us.
This information will be on the rental application form or other document that you provide to us.

How and when information is used.
We use this information only for our business purposes involved in leasing a dwelling to you.
Examples of these uses include, but are not limited to, verifying statements made on your rental application (such as your rental, credit and employment history),
Reviewing your lease for renewal and enforcing your lease obligations (such as to obtain payment for money you may owe us in the future).

How the information is protected and who has access.
We allow only authorized persons to have access to your personal information, and we keep documents and electronic records containing this information in secure areas and systems.


How the information is disposed of.
After we no longer need or are required to keep your personal information, we will store or destroy it in a manner designed to prevent unauthorized persons from accessing it. Our disposal methods will include shredding, destruction or obliteration of paper documents and destruction of electronic files.


Locator services.
If you found us through a locator service, please be aware that locator services are independent contractors and are not our employees or agents.
You should require any locator services you use to furnish you their own privacy policies.

 

Windhill APARTMENTS APPLICATION CRITERIA


Windhill does business in accordance with the Federal Fair Housing Act, offering Equal Opportunity Housing to all. Applications are assessed based on our Rental Eligibility Standards; prospect screening systems are applied equally and consistently.

APPLICATION: Fee and Processing

There is a $35.00 Per Person Fee which is Non-Refundable. All persons over the age of 18 who will occupy the unit must have an application on file. Submission of an application is NOT a guaranty of Approval for residency. Once approved, Security deposit is due within 14 days to secure an Apartment. Management reserves the right to reject or deny any application that cannot be verified within 5 business days of the submission date. Applicants have 5 business days from the date of submission, in which they may cancel an application and have any Deposit(s) Refunded in Full. Applications that have been approved by Management will be kept in "ACTIVE" status for 14 days prior to Deposit paid. An applicant may be placed on a waiting list at the discretion of Management after this time has elapsed.


REQUIREMENTS IDENTIFICATION


Photocopy of Valid driver's license, State issued Photo ID, or Military ID

 

Income Verification 

Applicants must provide proof of income with a Rent Total Gross Monthly Income of 3 times the amount of the monthly rent. Applicants unable to provide proof of income must have a Co-signer or Guarantor who can provide proof of income and will sign the Lease stating they will pay rent on Applicants behalf. This person must be a parent or a Guardian. Only SFA full time students may have a Co-signer or Guarantor.

• Current Employment - written verification of employment, 3 most recent Pay-Stubs, current tax return
• Self-Employed - Tax records showing reported income & paid taxes PLUS bank statements demonstrating steady flow of income
• Student - Account Summary for Current Enrolled Semester + Financial Aid Award Summary with a Co-signer or Guarantor.

Other Sources of Income May Include:
• Newly Employed - Letter from current employer on Company Letterhead with Signature of Supervisor
• SSI/Disability - statements from Social Security declaring Income received
• Retirement Funds - Documentation including amounts received & when
• Military - Notarized documentation of Military Housing Allowance

DEPOSIT(S)


Deposits are set to a MINIMUM by Management; these may be increased, or additional deposits may be requested, based on the applicant's approval rating and credit history. Separate Fee's are required for Pets, and are based on the size/type & number of pets.



RENTAL/MORTGAGE HISTORY


Windhill verifies the last 6 months of rental and/or mortgage history. Applicants must demonstrate the ability to fulfill obligations and responsibilities in a timely manner. Any Documented History or Screening Results, which reflect Foreclosure, Eviction, Hot Skip, Monies Owed to previous Landlord, Rental or Mortgage Company, Lease Contract Violations, Damages or other poor references within the last 5 years, may result in the denial of the application. Residents with less than 6 months or no rental/mortgage history will be considered based on their ability to meet other criteria.

CREDIT HISTORY


Credit must be in GOOD standing. Medical or Hospital Bills, and Active/Current Student Loans are disregarded by Management. Liens, evictions with monies owed, & accounts negative 30 days or more, may result in denial or rejection of application. Poor credit brought about by divorce must be accompanied by copy of the Divorce Decree and will be assessed based upon the debt responsibility as assigned by the Court.

CRIMINAL HISTORY


Windhill Apartments has ZERO Tolerance for crime and criminals. Offenses are carefully scrutinized by
Management and any false answers on your application will result in automatic denial.

Co-Residents or Spouses and Guarantors


All Residents, and/or Co-Signers are jointly and severally liable for all Lease Contract Obligations, including payment of Rent. A Guarantor is liable only for the payment of Rent in the event the Lease Signer(s) are unable to do so.

OCCUPANCY STANDARDS

Federal Fair Housing laws have set a standard to which we adhere. Exceptions and/or reasonable
Accommodations may be given upon written request. The following are what is allowed:


1B1B: 2 Persons + 1 Minor Child

2B1B: 4 Persons total, 2 ea per bedroom

No limitations are set for gender.


DISCRIMINATION


Windhill Apartments may not discriminate against any person or persons who qualify as a Protected Class by the Federal Government.

VEHICLES & PARKING


Only 2 Vehicles per apartment may park in front of the buildings. No spaces are assigned for Occupants;

Visitors may only park in designated Visitor Parking Areas. Speak to management about where these areas are located

 

PETS


We welcome your pets. We do have restrictions and limitations on pets allowed.

1. No Dangerous/Vicious breeds without Windhill Management approval. We require you to bring your pet to the office for us to meet them & take pictures.
2. No more than: 2 animals per apartment
3. No Birds, fish, snakes, lizards, turtles, ferrets, rat's ect Allowed.
4. ONLY CATS & DOGS ALLOWED ON PROPERTY.
5. NO VISITING PET'S ARE ALLOWED ON PROPERTY.

Management reserves the right to deny any resident from possessing a pet on our property for violations or neglect.


Please be sure you have read the Application Criteria and understand it fully before submitting an Application for Residency.
Management reserves the right to reject and/or deny any application that is incomplete.
Failure to provide required information may result in a delay or denial of an application.
Please make certain you have presented all necessary documentation when you turn in your Application for Residency.
